How the math works
Every number in the math below comes from a public source. Each source is listed at the bottom of this page.
Nothing is changed behind the scenes. Here are the steps.
- We turn your roof size into squares. One square is 100 sq ft.
- We add a little extra for cuts. Then we price the shingles and the layer under them.
- We price the crew's work. Then we move it up or down by your state's pay score.
- If you take off the old roof, we add the dump fee.
- We add your permit fee, if you typed one in.
- Last, we show the published price range for a full job your size.
Squares = roof area ÷ 100 sq ft Order = squares × (1 + overage) Shingles = order × 3 bundles, rounded up, × bundle price Underlayment = rolls of 1,000 sq ft × $119 Labor = Xactware labor ($7,108 to $7,500 per 2,500 sq ft) ÷ 2,500 sq ft × your area × state pay score Pay score = state median roofer wage ÷ $26.65/hr Dump fee = squares × 235 lb ÷ 2,000 × $63.48/ton Permit = the fee you enter Full-job range = $4.85/sq ft × area, up to the Cost vs Value regional cost ÷ 3,000 sq ft × area
Material prices are Home Depot list prices on the day we checked[5]. We use the bulk price once the order is big enough.
Labor comes from Xactware numbers shared by Thumbtack[1]. We move it by the state's middle roofer pay from the Bureau of Labor Statistics[4]. Metal roofs use Xactware's metal labor number.
The dump fee uses the Cost vs Value shingle weight[3] and the U.S. average landfill fee[11]. The top of the full-job range is the Cost vs Value price for your region[2].
Example: the starting roof
The calculator starts with a 3,000 sq ft[3] roof of thick shingles. It uses U.S. average labor. The old roof comes off. It adds 10%[10] extra. There is no permit. Here is what it shows:
| Line | Amount |
|---|---|
| Shingles and the layer under them | $4,304 |
| Crew (labor) | $8,530 to $9,000 |
| Dump fee | $224 |
| Parts we can price | $13,058 to $13,528 |
| Full-job price range | $14,550 to $31,871 |
The gap between the two totals is mostly the roofer's own costs and profit. Small parts and hauling are in the gap too.
A real quote for a plain roof this size should land inside the full-job range. Want a Florida version with a Miami-Dade permit? See the example on the state page.
Measure your roof
- Measure the outside of the house at ground level.
- Add the part of the roof that hangs past the walls.
- Times the length by the width. That is the footprint.
- Times the footprint by the number for your roof's slope in the table.
Slope means how many inches the roof rises for every 12 inches across. The numbers in the table are plain math, not survey data.
| Slope (rise in 12) | Number | A 2,000 sq ft footprint becomes |
|---|---|---|
| 3 in 12 | 1.031 | 2,062 sq ft |
| 4 in 12 | 1.054 | 2,108 sq ft |
| 6 in 12 | 1.118 | 2,236 sq ft |
| 8 in 12 | 1.202 | 2,404 sq ft |
| 10 in 12 | 1.302 | 2,603 sq ft |
| 12 in 12 | 1.414 | 2,828 sq ft |
Add porch roofs and dormers on their own. Does your quote list the number of squares? Then times it by 100 sq ft and use that. It is often the best number you will have.
Take off the old roof, or cover over it?
Step 4 changes more than the dump fee. In many places, you do not get to choose.
The 2021 model building code (the IRC) says a new roof means taking the old one off, down to the boards. You cannot cover over it if:
- the old roof is soaked with water or too worn out to build on,
- the old roof is slate, clay or cement tile, or
- there are already two or more layers[13].
Your state or city may change these rules a bit.
Florida adds a size rule. You can fix up to 25%[14] of a roof (or one part) in a year. Past that, the whole roof or part must meet today's code. Roofs built under the 2007 code or later have an exception[14]. Is your quote for part of a roof? Ask how this rule fits.
Whatever the job, get it in writing. The roofing trade group NRCA says the plan should list the work, dates and how you will pay[15].
What the calculator can't tell you
- If your roof boards need to be replaced. Nobody knows until the old roof is off.
- Local code extras, like extra nails for high wind or ice rules.
- Prices for standing-seam metal and tile materials, or labor for tile and flat roofs. We have no public source yet, and the result says so.
- How busy roofers are near you this season. That can move prices more than any line above.

Questions people ask
How do I find my roof's size?
Your roof is bigger than your floor, because it slopes and hangs over the walls. GAF, a shingle maker, gives an example. A 2,200 sq ft[10] home can have a 3,500 sq ft[10] roof. Measure around the outside, add the overhang, then use the slope table on this page. Or ask a roofer how many squares are in their quote.
Why is the calculator lower than my quotes?
It only adds the parts we can price from public sources. Those are materials, labor, the dump fee and your permit. It leaves out the roofer's own costs and profit, small parts, the dumpster and rotten boards. That is why we also show the full-job range. For a big shingle roof, that range is $14,550 to $31,871[2].
How much extra material should I buy?
GAF says to add up to 10%[10] for cuts at the edges, corners and valleys. A simple roof may need less. A roof with lots of corners may need more. You can change this under More options.
Is the labor number what roofers get paid?
No. The labor line is what a roofing company charges for the work. We only use roofer pay to move it up or down by state. The U.S. middle roofer pay is $26.65/hr[4]. A state's pay score is its middle pay divided by that.
Does the calculator save what I type?
No. Nothing is sent to us or saved. Your answers only show up in the page link, so you can save or share a result. We never ask for an email or phone number.
How we made this page
A computer helper (AI) found the public data. It also wrote the first draft.
Then we checked each number against its source. Each number links to that source.
The AI did not make up any number. We did not make up any person or quote.
We do not show experts or reviewers. We show the math, so you can check it.

How we calculated this
The calculator runs the formula shown above with your answers. Each constant in it is a cited figure: materials from store list prices, labor from Xactware times your state's pay score (Bureau of Labor Statistics), and the dump fee from shingle weight times the U.S. average landfill fee. The permit is the fee you enter.
The full-job range next to the result is the published price range for a roof your size. The middle mark on the chart is halfway between low and high; it is our math, not a survey. Roofer overhead, profit and small parts are not in our parts total because we have no source for them.
The full method is on our methodology page. See a mistake? Read our corrections policy.
